Moving boxes everywhere, echoing rooms, and a blank-slate feeling that is equal parts exciting and overwhelming. After helping hundreds of buyers settle in, here is the order of operations I recommend for styling a new home from scratch.
Resist the urge to furnish everything on day one. Notice where the morning light lands, which corners you naturally gather in, and where clutter collects. Those observations decide where the reading chair, the console, and the extra storage actually belong.
Allocate roughly 60% of your first furnishing budget to five anchors: a mattress you love, a sofa with the right scale, dining seating for your household plus two, proper lighting per room, and window coverings for bedrooms. Everything else can wait.
Buy the best sofa your budget allows and the cheapest side tables. Nobody remembers a side table — everybody remembers an uncomfortable couch.
The two most common scale mistakes: a rug that floats under a coffee table instead of anchoring the seating, and art hung at standing-gallery height in a sitting room. Front legs of seating on the rug; art centers at 57 inches in hallways, lower above sofas.
Finally, give each room one thing with a story — a vintage find, a framed map, a plant you propagate. New homes feel finished fastest when something in them already has a past.
Just bought — or about to?
Maplecrest buyers get a complimentary settle-in consult with staging guidance for every room.
